Home / Neighborhoods / Leschi
Leschi drops steeply from the Central District down to the shore of Lake Washington, and that elevation change gives the neighborhood one of the more dramatic hillside roofing environments we work in, second only to Queen Anne's summit for the staging and access challenges a steep grade creates. Pacific Roofing Company Seattle has re-roofed Leschi's hillside Craftsman and mid-century homes, along with the larger lake-view properties closer to the water.
Leschi's housing runs from modest early-1900s homes on the upper blocks near 31st Ave S down through progressively larger, more view-oriented properties as the hill descends toward Lake Washington Blvd and the lakefront itself. The neighborhood's small business district near the marina adds a handful of low-slope commercial buildings, but the overwhelming majority of Leschi's roofing stock is single-family pitched roofing across a genuinely wide range of lot sizes and home ages.
Leschi's steep hillside streets create real staging and access challenges similar to what we navigate on Queen Anne, and we plan equipment placement, fall protection, and material delivery individually for each property's specific grade rather than using a standard suburban approach. Homes on the steepest sections near the top of the hill sometimes have limited driveway access, which we account for during scheduling.
Lake-facing properties get a milder version of the humidity considerations we see in Madison Park, given Leschi's position on Lake Washington's shore, combined with view-oriented roof geometry on many of the larger homes that adds flashing complexity beyond a simple gable design. We check dormers, skylights, and low-pitch view sections carefully on every Leschi estimate given how common these features are on the neighborhood's lake-facing homes.
Tree canopy varies significantly by block in Leschi, with some of the upper streets carrying mature canopy that creates moss pressure similar to Madrona or Capitol Hill's greener sections, while more open lake-facing lots see less of that particular issue.
We also note that Leschi's mix of home ages means decking condition varies as much as roof geometry does, so we assess each property individually rather than assuming a similar approach will work across the whole neighborhood.
Upper-hill Craftsman & mid-century homes: Moderate-pitch gable and hip roofs. Common failure point: standard age-related composition wear, occasionally complicated by hillside access for repair work.
Lake-facing view properties: Varied geometry with dormers, skylights, and low-pitch view sections. Common failure point: flashing around view-oriented architectural features.
Leschi business district buildings: Flat and low-slope commercial roofing near the marina. Common failure point: aging membrane and drainage.
Leschi Park and the marina along Lake Washington give us a good sense of the neighborhood's lower, lake-facing blocks, where view-oriented roof features are most common. The steep climb up toward the Central District marks the upper boundary of Leschi's residential streets, where staging and access planning becomes most critical for any roofing project.
Frink Park and the wooded ravine along its edge mark another pocket of heavier tree canopy within Leschi, distinct from the more open lakefront blocks just a short walk downhill.
Leschi's grade is steep enough on several blocks that standard equipment staging needs individual planning — similar to what we do on Queen Anne, but with the added factor of Leschi's more limited street width in places. We walk access and staging with every hillside Leschi homeowner during the estimate so material delivery and safe roof access are planned before the project starts, not figured out on the day of.
Even on a moderate-grade Leschi block, a pre-project walk of the driveway and street access saves real time on delivery day, which is why we treat this step as standard for every hillside estimate rather than an optional add-on.
Many of Leschi's larger, lake-facing properties were built or remodeled with dormers, skylights, and low-pitch sections specifically to capture Lake Washington views, and each of these features adds a flashing detail that a simpler roof design wouldn't need. We inspect these features individually during every estimate, since they're disproportionately common leak sources on Leschi's view homes compared with the simpler sections of the same roof.
We walk the roof in person, check attic ventilation, and measure by hand or drone — not from a satellite photo.
Material, labor, disposal, and timeline in writing before any tear-off begins.
We pull City of Seattle permits where required and protect your landscaping and driveway during delivery.
Most single-family re-roofs finish in 1–3 days depending on pitch, square footage, and layer count.
Magnetic nail sweep, gutter check, and a written workmanship warranty before we leave your property.
Yes, on the steepest upper blocks we plan equipment staging, fall protection, and material delivery individually for each property's grade, similar to our approach on Queen Anne.
Often yes; many were built or remodeled with dormers, skylights, or low-pitch sections to capture Lake Washington views, which adds flashing detail beyond a standard gable roof.
Yes, upper blocks tend to have more mature canopy and correspondingly more moss pressure, while lower, lake-facing lots are generally more open.
Yes, we inspect and repair flat and low-slope commercial roofing in Leschi's small business district near the water.
The two neighborhoods share similar hillside terrain and tree canopy on their upper blocks, though Leschi's lake-facing lower streets see somewhat different, more view-oriented roof geometry.
